Are home inspections once again the norm?

Are home inspections once again the norm?

 

Are home inspections once again the norm? Over the last two years with it being such a seller’s market there was limited chance a seller would look at an offer contingent upon the buyer having a home inspection done. Now, with the increase in interest rates and less buyers in the market things are changing. We are seeing increased price reductions and days on the market increased. Are we still seeing multiple offers on great homes? Sure, we are but we are also seeing the market change in most areas to a more neutral, historically normal real estate market. Our current market is continuing to change and the likelihood of a seller willing to accommodate more buyer requirements.

What types of inspection are done?

 

  • The core of inspections is the inspection of the home. This is normally done by a professional home inspector and this comprehensive inspection takes about four hours. The results are then reviewed with the buyers at the end.
  • A radon test is frequently done and recommended. The test takes 48 hours and a rating of 4 or less is deemed safe by most evaluators.
  • The video examination of the sewer from the house to the street is also recommended. This inspection gives you evidence that the line is not damaged and full of roots.
  • Other exams may be recommended by the home inspector like furnace, roof, or structural reviews.
