Many buyers ask me, because the cost associated with it, if they really need a home inspection. The average home inspection cost is $414.00 in the Twin Cities metro area, the average radon test is $225.00 and the average sewer inspection is $175.00. While $414.00 is a considerable amount of money, the decision to not have one can be substantially more costly, and I find the average request for sellers to fix/repair/replace items from an inspection is greater than $2,000. In addition, an inspection also provides you with important information on how to maintain your home and an explanation of how everything works. Radon is an odorless, colorless gas that occurs naturally in Minnesota soils. It is the leading cause of lung cancer among nonsmokers. More than 21,000 lung cancer deaths each year in the U.S. are linked to radon. It is found in 78% of all Minnesota counties. The test is about $225.00 and, if found to be 4 pCi/L or above, is considered a hazard.The expectation is that the seller will install a mitigation system which normally costs $1,300-1,500. Lastly is the sewer inspection, and this has become a more common practice just recently. Sewer inspections are required at point of sale in some cities like Golden Valley as the result of so many sewer line failures.  Sewer line replacement can cost up to $25,000. In many newer communities the need might not be as great as in first tier suburbs like Golden Valley, St Louis Park, Edina and also Minneapolis and Saint Paul, but it is worth researching and giving careful consideration.

Inspections give you some piece of mind, you have a greater understanding of your home, and you can budget for future needs, repairs and replacement.
