While $414.00 is a considerable amount of money, the decision to not have one can be substantially more costly, and I find the average request for sellers to fix/repair/replace items from an inspection is greater than $2,000. Lastly is the sewer inspection, and this has become a more common practice just recently. Sewer inspections are required at point of sale in some cities like Golden Valley as the result of so many sewer line failures. Sewer line replacement can cost up to $25,000. In many newer communities the need might not be as great as in first tier suburbs like Golden Valley, St Louis Park, Edina and also Minneapolis and Saint Paul, but it is worth researching and giving careful consideration.
