What to do to sell your home

I am often asked if you need to prepare your house to sell in a seller’s market. It all comes down to whether you want top dollar for your home. So, the small in investment in time and money the return can be overwhelmingly positive.

 

What are the basic things to do?

These are the most cost-effective things to do.

· First impression is so important so fresh coat of paint on the front door, if needed, clean screen door, spruce up the entrance landscaping and remove the Christmas lights. A new front mat is always good.

· Declutter the house…less is more. Even if you must put everything stacked nicely in the garage. It makes your home look larger.

· Have the carpets cleaned right before list time. I recommend Zero Res since they use little water and it dry’s fast and no harmful chemicals to kids and pets.

· Clean walls and if walls are tired or scraped up then paint. Paint is your cheapest improvement you can make and best return on investment.

· Remove everything from the kitchen counters and thoroughly clean the appliances inside and out.

· Make bathrooms sparkle and fresh new towels help. Bright white is the standard color.

· Deodorize the home. Spray Fra breeze in your furnace filter and a vanilla plug-in scent on each floor is helpful. Do not go overboard on these plug ins.

· Clean your windows inside and out…brings in sunlight and makes your home shine!
