What is the purpose of a final walk-through in Minnesota?

There are different elements of a purchase agreement that need to be reviewed. Ronald Reagan once said, “trust but verify”.

One such thing to verify is that all work was done that was requested as the result of the home inspection. The work and workmanship can be reviewed at the final walk-through.

Another item to review is the work done that was required by the city compliance inspection…these are done in cities like Bloomington, Richfield, Minneapolis, and St. Paul. The workmanship needs to be reviewed and if the required work was done in a way to impact other parts of the house in a negative manner.

Lastly, and the most common is to do a final walk-through just to make sure the house is the same as when you viewed it and that the personal property mentioned in the purchase agreement is present. Like the washer and dryer, stove, refrigerator, and curtains. And to make sure extra keys are present and garage door openers.

To decide not to do a final walk-through is problematic since you have leverage before you close and not much after.
