What cities in the metro area require a city inspection to sell your home?

Many Minnesota Cities require truth-in-housing inspections to sell your home. Some are called by different names like point-of-sale inspections.

Here is a list of cities that require a home inspection.

· Bloomington – this includes single family, townhomes, and condominiums.

· Golden Valley – requires a sanitary sewer inspection.

· Maplewood – Inspection required by seller not obligated to fix anything.

· Minneapolis – Report is good for two years.

· New Hope – inspection required but can be sold “as is” and buyer must complete repairs within 90 days of sale.

· Richfield – Requires seller to do repairs.

· Robbinsdale – Point of sale inspection required.

· St. Louis Park – they call it a property maintenance inspection permit and it is required.

· St. Paul – The truth-sale-of-housing is for disclosure only by for one exception. That is hardwired smoke detectors.

· South St. Paul – Time of sale inspection required.

What do these inspections cost?

The average cost is about $200.00. Companies like www.inspectahomes.com can do many of them but some are done only by that city’s inspectors. If you are in doubt, call the city you live in or contact me. I suggest you do the inspection well before you are close to listing your home.
