Types of home inspections

It was just a few months ago that homes were going for over asking and most accepted offers did not have a home inspection contingency. Those days are gone. Here are the types of home inspections to consider.

  • · Standard home inspection: These are completed by a home inspector and cover the outside and interior of the home. They will look at everything and make observations, comments, and recommendations if further inspections are needed…like a HVAC inspection.
  • · Sewer inspection: This is done with a video camera that records from the clean out in the house to the street. It will show roots and any damage and whether repairs are needed, or a sewer clean out. Many municipals, like Golden Valley, require these before the house can be listed for sale.
  • · Truth-in-sale-of-housing: Many cities require these (they go by many names) and repairs that
  • need to be completed before the deed can be passed to the new homeowner. On some occasions the buyer can assume the responsibility. Some of the cities that require these are Minneapolis, Saint Paul, Richfield, Bloomington to name a few. These inspections need to happen before the home is listed for sale.
  • · Radon tests: This test takes 48 hours and is normally done by the buyer after an accepted offer. Recommended test is a reading below 4.0. If greater than that then a radon mitigation system is recommended.
