Things to negotiate in an offer

There are so many elements to an offer, but here are some major items to consider.

First in everyone’s mind is the sale price. In our ever-changing market we now can negotiate the sales price if there are not multiple offers.

Second can be seller paid closing costs for the more reasonable priced homes. This is rarely seen in upper-bracket homes. With the market becoming more of a neutral real estate market we are now seeing seller paid closings costs again on sales.

Third is closing date. This can be especially important for both parties since the seller could be closing on another after and the buyer closing on one before.

Fourth is assessments. It has been customary for the seller to pay all levied assessments but with the seller’s market we just had everything is negotiable.

Fifth could be inspections. While the buyer determines if they want to do them, it is also something the seller must agree to.

Sixth can be the most contentious and that is personal property. The buyer always thinks it is not worth much and the seller thinks it is priceless.

Seventh can be earnest money. In many cases one percent of the sales price has been the unwritten norm but, in many cases, a larger amount for earnest money can make the offer look stronger and give the seller peace of mind.

There are many other aspects of an offer to negotiate, and each home is different, but we just covered some major considerations.
