Number one is the first impression…many buyers will dismiss your home before they walk in the front door, so have your driveway and landscaping looking nice and well kept. In many cases your front railings and door could use a fresh coat of paint. Upon entering have the lights on, a pleasant smell, unclutter all rooms (less is more) have closets 2/3 full, eliminate family and wedding pictures (buyers can get caught up on looking at pictures and miss your house) have kitchen and baths spotless and almost nothing on the kitchen counters to give the impression of an abundance of counter space, have light classic music playing in the background, and then look at creating a story line. An example is poker chips and cards on a table in the basement, a partly completed puzzle in a kids play area, binoculars and a bird book by the backyard window, an opened book and reading glasses in the library…these all paint a picture that the buyer can see themselves in and makes it feel like a home they want to call their own.
