Energy efficiency
The focus of most of the work done on the house was improving water and energy efficiency, reducing maintenance, and improving safety.
At the center of this plan is the ground source heat pump, also known as a geothermal system, that uses the relatively constant 55 ºF temperature of the earth at depths of 50 to 150 feet to heat and cool the house. This system can also optionally provide hot water during the hottest months of the year. Safety is improved through the elimination of fire and carbon monoxide.
The induction cooktop is the most efficient way of cooking food since it does not produce large amounts of waste heat that must be removed through air conditioning. In addition, it provides improved safety by eliminating open flames and hot surfaces.
Triple pane glass windows filled with krypton gas prevent heat loss in the winter, and excessive heat in the summer. Honeycomb window blinds provide additional heat insulation and shading.
The solar photovoltaic system provides on average 8000 kWh of clean energy per year. During the summer, excess electricity is sold to Dakota Electric for credit. Electricity purchased from Dakota Electric in 2024 net credits amounted to just $70 for the entire year, although it is more typically in the $150 to $200 per year range.
The electric water heater is on a very low cost storage rate and heats water at night on weekdays, or most of the day on weekends, for use during the day. No fire, no carbon monoxide.
Note on electricity rates
The geothermal system, water heater, and electric vehicle charging are all currently on Dakota Electric’s low cost-controlled storage rate (approximately 5.4 c/kWh). In order for the geothermal system to qualify for this low rate, there must be a backup heat source in the house to ensure heat during the handful of days in the winter when electricity demand is high and power to the geothermal system is interrupted. The current backup source is an Electric Thermal Storage heater in the main level living room that uses ceramic bricks to store heat at night at the low energy storage rate, to be released during the evening when the geothermal is controlled. Dakota Electric and Great River Energy provide at least 24 hours’ notice via their websites and social media channels when an interruption is planned.

Found moisture intrusion likely due to flat grading at rear of house and lack of gutters.
The primary mitigation was installation of gutters in 2007, which appeared to solve the issue completely. For additional confidence, the yard was regraded in 2014 as part of a larger landscaping project and drain tiles were installed below the gutter downspouts to route water far out into the lawn areas.
